1. How long have you been working as a home inspector in Houston, TX?

Answer: I have been working as a home inspector in Houston for 9 years. 

2. Are you licensed and insured?

Answer: Yes, I am licensed to perform home inspections in Houston, TX, and I carry liability insurance to protect both my clients and myself up to $1 million. 

3. What are your qualifications and certifications?

Answer: I am a Professional Home Inspector licensed with TREC (Texas Real Estate Commission), licensed drone operator, certified pool inspector, and I am a member of the International Association of Certified Home Inspectors (InterNACHI). 

4. What does your standard home inspection cover?

Answer: My standard home inspection includes a thorough assessment of the property's structural elements, foundation, electrical systems, plumbing systems, heating and cooling systems, roof, attic, exterior, interior, appliances, sprinkler system, and any accessible areas like crawl spaces or basements. 5. Can I attend the inspection with you?

Answer: Absolutely! I encourage clients to be present during the inspection walkthrough so that they can ask questions and gain a better understanding of the property's condition and any potential issues. 

6. How long does a typical home inspection take?

Answer: The duration of a home inspection depends on the size, age, and complexity of the property. Generally, it takes about an hour for every 1000 sq. ft. 

7. When will I receive the inspection report?

Answer: We pride ourselves on delivering comprehensive reports in a flash, so you won't be kept waiting in suspense. In fact, my goal is to provide you with the report on the same day as the inspection. However, on the rare occasion that life throws a monkey wrench in my plans, rest assured your report will be in your inbox before 9:00am the following day. 

8. What type of issues should I be most concerned about?

Answer: While we can't promise you a property with zero flaws (because that would be unicorn-level magic), rest assured that we take our inspections seriously. We've got our Sherlock Holmes hats on, focusing on tracking down safety concerns, major structural defects, foundation shenanigans, electrical and plumbing mysteries, suspicious water damage, and any other sneaky issues that could mess with your property's value or your comfort levels. No issue shall escape our detective skills! 

9. Can you provide recommendations or estimates for repair or maintenance?

Answer: As a home inspector, my role is to identify issues and provide objective information. While I do not perform repairs or provide cost estimates, I can offer general guidance on potential solutions and suggest seeking the expertise of licensed contractors or specialists, if needed. 

10. How frequently should a home inspection be conducted?

Answer: For home buyers, it's recommended to have a thorough inspection before purchasing a property. For existing homeowners, periodic inspections every 2-4 years can help identify maintenance needs and potential issues before they become costly problems.

11. Should I get phase inspections (pre-pour and frame) or wait until my new house is completed to get a home inspection?

Phase inspections are like checkpoints in a construction video game—it's like getting power-ups at every level! By getting inspections during each phase, such as foundation, framing, and final inspections, you'll catch any glitches or construction snafus before they become full-blown disasters.
