No issue shall escape our detective skills!
9. Can you provide recommendations or estimates for repair or maintenance?+
As a home inspector, my role is to identify issues and provide objective information. While I do not perform repairs or provide cost estimates, I can offer general guidance on potential solutions and suggest seeking the expertise of licensed contractors or specialists, if needed.
10. How frequently should a home inspection be conducted?+
For home buyers, it's recommended to have a thorough inspection before purchasing a property. For existing homeowners, periodic inspections every 2–4 years can help identify maintenance needs and potential issues before they become costly problems.
11. Should I get phase inspections (pre-pour and frame) or wait until my new house is completed to get a home inspection?+
We recommend phase inspections whenever possible. A final inspection can only evaluate what's visible after the home is finished, but phase inspections allow us to identify issues before they're hidden behind concrete, drywall, and insulation. By inspecting your home during construction, problems can often be corrected more easily and at a lower cost. If you can only choose one phase inspection, the frame inspection provides the greatest value because it's the last opportunity to inspect many of the home's structural and mechanical systems before they're covered up.
